Richland HOA Board Resigns!

The Richland HOA board held a surprise meeting in Hawaii this week, calling for full representation of all paranormal entities and then resigned en masse as they demanded a 300% salary increase.

The Board insisted that having representation from our Vampire, Werewolf, and Ghost neighbors was essential to maintaining community harmony. As one board member put it, "Without proper representation for our paranormal neighbors, how can we achieve true unity? It's high time we give these supernatural beings a voice."

During the meeting, which took place at an exclusive beachside resort, the board also approved the purchase of several new Lamborghinis for Shaben and Associates. The pricey purchase was made to ensure Shaben can quickly and efficiently monitor all homes.  "Scientifically speaking," Dr. Fio, the HOA Boards Director of Scientific Program stated, "the Lamborghini Aventador, being 2.3 times faster than a Ford Fiesta, allows us to be 2.3 times as efficient in patrolling our neighborhood and enforcing HOA regulations. Its V12 engine and rapid acceleration are key factors in inspiring homeowners to address violations swiftly, ensuring our community remains immaculate and harmonious."

Justin, the management representative from Shaben, was initially unaware of the board's decisions. Upon being informed, he responded with a chuckle, "I always knew the Richland HOA board was committed to going above and beyond, but I never expected them to take things to such a level! I guess I'll be cruising the neighborhood twice as fast now.  Y'all better start dusting your driveway to clean up all that pollen!"

As the sun sets over Richland, one can only wonder what paranormal shenanigans will unfold in the days to come. Neighbors are encouraged to keep an eye out for any ectoplasmic residue or werewolf-shaped hedge trimmings. But fear not, for Shaben's new fleet of Lamborghinis will ensure the neighborhood remains in tip-top supernatural shape, while Justin ensures the timely delivery of letters, reminding you to clean up after your paranormal pets.

In light of these extraordinary developments, we would like to remind residents that life in Richland will continue as usual. We trust that everyone will continue to adhere to the HOA guidelines and maintain the beauty of our neighborhood. Please remember to take out your trash cans on time, keep your lawns neatly trimmed and, of course, do not forget to dust your driveways to clear up that pesky pollen. As always, thank you for your cooperation, and let's all work together to keep Richland a pleasant and well-maintained community.

Richland Drinking and Painting

On Sunday, March 19th, several Richland residents had a delightful time participating in a Sip N Paint event at the Clubhouse. The fun-filled gathering, themed "Spring in the Park," provided a perfect opportunity for neighbors to unleash their inner artists and bond over their shared love for creativity.

Under the guidance of the facilitator, participants were walked through the process of painting their very own "Spring in the Park" masterpieces. As they sipped on their favorite beverages and chatted with fellow neighbors, everyone enjoyed a relaxing and entertaining atmosphere that brought out the best in their artistic talents.

Richland Waves Swim Team News

Summer swim team registration is NOW OPEN! 

Register before May 1st to get a free team t-shirt! 

We will have an information meeting and swimsuit fitting at Richland Clubhouse on Thursday, April 13th from 6pm-8pm. 

We invite all new swimmers and returning swimmers to join us. Coaches and swim team board members will be present to answer questions. Our swimsuit vendor will be on site to allow all swimmers to try on and purchase team suits. 

Swim Practice & Meets:

• Practices start on May 8th, after school
• Morning practices begin on May 30th
• Six swim meets every Thursday night from May 18th-June 22nd
• Season continues through July 9th for county swim meet qualifiers

Flexible Attendance: Swim team practice can fit in with other summer camps and vacations

Eligibility:

• Open to ALL kids ages 4-18 as of June 1st, 2023
• Suitable for experienced swimmers and beginners

Several of our Coaches are Certified Swim Instructors for Gwinnett County. If your child has a strong desire to learn, we would love to teach them to swim with us!

Congratulations Richland High School Graduates

The Richland HOA is proud to announce that we will be sponsoring a special banner to celebrate and honor our 2023 graduates! The banner will be displayed prominently by the clubhouse, showcasing the achievements of our young community members. It will be similar to the one pictured below.

If you have a high school graduate in your household, we'd love to include them on this commemorative banner. To have your graduate's name featured, please send us their information by May 1st. Be sure to include the graduate's first and last name, as well as the school they are graduating from.

Richland Nature Series 

The Richland Nature Series continued its successful run with the second event focused on backyard birds, which was a hit among the community! Nearly 40 residents gathered to learn more about the captivating world of our feathered neighbors.

Professors Mia Malloy and Jill Penn from the GGC Bird Lab shared their expertise on the various bird species found in our very own backyards. Attendees discovered fascinating information about these avian creatures, their unique behaviors, and what they're looking for in their environment.

The event was well-received by bird enthusiasts, nature lovers, and anyone interested in learning more about the birds that share our living space. The Richland Nature Series provided an informative and entertaining evening, fostering a sense of community among the attendees.

We look forward to hosting more exciting topics in the upcoming Richland Nature Series events, covering fish, amphibians, reptiles, bats, and even the bizarre buttworms. Thank you to everyone who attended and made the second event a resounding success. Stay tuned for future events and don't miss out on these unique and educational gatherings!

  Pickleball @ Lower Courts 

Calling all pickleball enthusiasts! We're thrilled to see that pickleball play continues to grow on our four Richland pickleball courts. If you're a fan of this addictive sport, or just a fan of pickles and want to eat them while watching a match, come on out and  join the fun, we'd love to include you on our Pickleball Group Me Invitee Text List.

All you have to do is send your text information to 404-713-9528 and we'll add you to the list. You'll be the first to know about upcoming games, tournaments, and other pickleball-related events. It's a great way to meet new people, stay active, and enjoy the beautiful outdoors.

Richland HOA Management Updates 

It's time for another exciting update on all the community projects your HOA is tirelessly working on (because let's face it, nothing is more exciting than reading about lighting). Without further ado, let's dive into all the thrilling updates on the various projects we've got going on around the neighborhood. Just try not to fall asleep before we get to the part about the pressure washing.

Clubhouse

• Currently treating the storage closet for pests. Much like my soul, here's to hoping all the rats and other pests are dead!
• We have further adjusted more LED pool lights down due to accidentally turning a resident's bedroom into a stage for a late-night peep show. Most neighbors across the lake have thanked us, as they no longer have to bear witness to a certain neighbor performing pre-dawn stretches in nothing but his tighty-whities. 
• Currently in the process of installing and upgrading security cameras around the clubhouse and tennis courts. We also have a new 32-channel recorder and a new post to capture cars entering and leaving the clubhouse parking lot. 
• At the request of a curious neighbor across the lake, the HOA is exploring the feasibility of adjusting one of our new cameras and establishing a pay-per-view live stream. Because, let's be honest, who wouldn't want to monetize those pre-dawn tighty-whitie stretching sessions?

Landscaping/Grounds

• Bridge replacement work has been completed. Contractor still needs to stain the bridge.
• Great news! ShaBen has helped save the HOA between $11k-$20k. The County has agreed to build a sidewalk connecting Hunt River Way to the Richland Clubhouse

Pool Opening 

• The pool is scheduled to be open May 6th –September 10th.  Be on the lookout for a letter from ShaBen with the pool hours, lifeguard schedule and rules.   
• Please note that the lifeguard coverage is different than in previous years.  AMS maintains our pools and employs our guards.  Since the County increased their starting salary for lifeguards, AMS has had to increase pay.  In an effort to control costs, we've had to adjust the hours.  We'll provide more information once details are finalized.

Additionally, you are able to pay dues, reserve the clubhouse and submit ACC requests all virtually.
