Season's Greetings, Richland !
As we approach the festive season and our neighborhood starts lighting up, here's a whimsical reminder for all our residents: keep your eyes open as you wander and drive through Richland this holiday season. You never know what festive surprises you might encounter, especially since Richland is rumored to be one of Santa's favorite neighborhoods!
🦌 Mysterious Reindeer Sightings: While strolling along our trails, have you noticed any unusual reindeer? Some residents report that these aren't the typical creatures we see around. Interestingly, these reindeer seem particularly fond of watching the children play on the playground. Could they be part of Santa’s team, keeping an eye out for good behavior?
🎄 Elves Beyond the Shelves: Rumor has it that the elves have also been seen beyond the confines of shelves. Keep an eye out for the subtle signs of their presence: reflected lights on the walls. Some say when you see a rainbow on the wall in your home, it's an elf hiding in plain sight. Others believe it's the shimmers on the water that seem to dance and play, or the faint sound of jingle bells on a quiet evening. Some residents have reported seeing fleeting shadows that dart playfully from corner to corner as the sun sets, adding to the magical atmosphere.
Whether it's deer or elves, remember, they are on a special mission from the North Pole to see who’s been naughty or nice this year. So, next time the kids are a little restless, why not go out and explore? Bundle up in your coziest winter gear, step outside, and let the holiday magic guide your adventures. We're pleased to share the outcome of our recent HOA Board elections. The Richland community has elected a dedicated group of individuals to serve on the HOA Board. Following the election, at the November HOA Board members, the following individuals were nominated and elected. Here's your new HOA Board lineup:
- Jay Bulot has been reelected as President.
- Alan Meeks will continue to serve as Vice President.
- Don Tam will continue on as Treasurer.
- Sandra Hill has been newly elected and will serve as Secretary.
- Ricky Fiorillo continues as Member at Large.
We congratulate these community members on their new roles and are excited to see their contributions and leadership in action. ✨ As the Social Committee looks back on the year, we are grateful for the fun times and events we’ve had. Most recently, we had a fantastic first ever Richland Friendsgiving!! 🦃 Big thanks to Gani Banire, Jill Jones, Kathy Burnette and Kelly Conn for hosting this event for our neighbors.

Management Update
The Richland HOA Board met on November 2st at the Clubhouse. The following update was provided by our management company:
Clubhouse- Clubhouse floors – Blocked out club reservations from 02/05/24 through 02/23/24
- Discuss clubhouse appliances: fridge, dishwasher, ice maker – SourceOne Provided quote - This has been tabled until we know more about the cost of dredging the lakes.
- Handy man installed locking pin for main door and fastened fence near retaining wall that Alan mentioned.
- Don (HOA Board Member Don :) replaced the door knob for clubhouse closet door.
- All the folding chairs were replaced. 50 black folding chairs purchased from Lowes - so we now should have all matching chairs for clubhouse events and rentals.
- Several irrigation repairs were made by Morga irrigation ($1,500) There are a few areas that need work and that can wait until the spring. (Doublegate entrance near bridge, Clearlake entrance, Taylor Mill)
- Winter landscape work – Hollies were removed from inside the pool area. Stumps pending removal.
- Pinestraw on schedule for after the leaves fall – 2nd week of December
- As pavilions need refinishing, we will begin to use the new color scheme.
- AMS replaster main and feature, replaced waterline tile, ladders and upgraded to LED lights Total Cost = $81,580.00 Sweetwater was $87k without LED lights. This was budgeted and done as part of our regular planned capital improvement projects.
- Permanent pickle ball courts for 7 & 8 – Creative Courts – warranty work scheduled for the Spring time; Final Cost was $24,450, South Eastern Tennis = $30,800 without added fencing
- Discuss Lake Sediment, as referenced earlier, both Bathymetric Studies complete for Taylor Lake and Richlake – Solitude ballpark estimate for dredging was approx $150 per cubic yard. We met with River Sands, Inc and requested two quotes - one restoring the shoreline and one just dredging to prevent further sedimentation.
- Met with County, and may be at an impasse. Going to consult attorney, probably in the new year, while still continuing to find a resolution from the County.
- Need to sign county right of entry form for Outlet Control Structure maintenance work.

Richland Sharing Library
Just
a reminder – we have small community library at the clubhouse. Feel
free to pick up or drop off a book. If you do want to donate a book for
others to enjoy, please place them on the shelves. The library is
located on the pool side of the clubhouse. There is a wide variety
including romance, self help, historical fiction and science fiction
The Richland Book Club
Richland Fire-pit
Just
a reminder, Richland has 1 community fire pit. It's located behind the
tennis courts closest to the club house. There are also two park style
grills as well as 4 built in benches around the pit. Fire-pit and
grills are first come first serve. You can reserve the pavilions on
either side using reservemycourt.com.
Please plan to bring your own wood -and please be sure to completely
put out the fire when you are finished. There is a creek right behind
the fire-pit - use as much as you need - we'll make more water!
Richland Trails
We have two inviting gravel trails in our community ready for your exploration. The first trail is accessible behind the lower tennis courts on Quinton Rd. Just follow the concrete sidewalk until you reach the gravel path. The second trail, part of Phase 2 expansion, can be accessed by walking the sidewalk to Hunt River Way - this trail follows alongside the creek opposite the current trail. Happy exploring!

Once you set up your account, you set your preferences to receive communications through text message alerts or opt to receive the same information via email or you can just regularly check the community feed for updates. Additionally, you are able to pay dues, reserve the clubhouse and submit ACC requests all virtually.
